What's the key to a smooth-running project with the shortest possible construction timeline? It all comes down to meticulous, proactive planning. The following "Five Steps to Success" form the foundation of our planning process, allowing us to minimize any unexpected twists and turns during the building of your home.


The "design-build" team that manages our five-step process is assembled before construction begins. The Bankside Partners team includes one of the partners, our estimators, and a project manager. We meet with you and your architects, designers, and consultants to ensure that the home truly embodies your vision and aligns with your budget.

Step 1: The Conceptual Estimate

We begin with a snapshot estimate of your budget and the project's requirements, based on a preliminary set of plans.

Step 2: The Preliminary Estimate

Working with your preliminary plans, we classify each element of the job into line items, including quantities of labor and materials. Using unit costs, we create a detailed cost estimate for your project

Step 3: The Scope of Work

To develop the Scope of Work, we will collaborate with you and the design team to select materials and certain architectural details. Together at planning meetings, we will offer suggestions about your decisions and the way they may impact your project's timeline and cost. We call this process value engineering, and it is essential to the successful completion of your project.


The Bankside Partners team then contacts its approved trade subcontractors, who submit competitive bids for their respective portions of the work. Our goal during this phase is to identify all "gray areas" and craft a Scope of Work that details every material used, and defines each of the costs. We also create a Construction Schedule, which establishes a detailed timeline for each phase of your project.


The practice of clearly identifying solutions early on helps to minimize the need for change orders, enabling us to complete construction in a timely manner, and that is in alignment with the established plan.

Step 4: Reaching An Agreement & The Start of Construction

Once we have a complete Scope of Work, and all materials and prices have been determined, an agreement is signed and construction begins. Your new home begins to take shape according to the detailed Scope of Work, as well as the Construction Schedule.


At this stage, you will be working closely with one of our experienced and dedicated project managers. Their responsibilities include maintaining the construction schedule, ensuring quality and cost control, coordinating all work, answering your questions, and exploring any new ideas you may have.


We are always open to new ideas and welcome your input throughout the construction process. If you have any changes or requests, we will work with you to calculate the necessary adjustments to your budget and incorporate your requests into the building process. Some requests many require adjustments to the construction schedule, which will be reflected in the revised completion date.


We remain actively involved in your project throughout the construction or remodeling process. We visit the site regularly and attend meetings with

you and your project manager. We are always available to answer your questions and address any concerns you may have.

Step 5: Project Completion

Whether you are building from the ground up or renovating an existing home, our commitment to you does not end when construction does.


Closeout procedures are critical to the success of every project and are reviewed with the entire project team as early as the pre-construction phase.


Our process ensures that all punch-list items are completed successfully, and all accounting with subcontractors is reconciled.


Finally, we review all systems and operations with you (the homeowner), and prepare a dossier that contains extended warranty information, use and care guides, a list of subcontractors and suppliers who worked on the project, a maintenance schedule, as well as an electronic copy of your entire project file.
